One of my favorite parts of being a Realtor is the people I get to work with and the stories I get to be a part of. This week I had an experience with some clients that confirmed why I love my job. A couple months ago we got a call on the team phone from someone who wanted to see one of our condo listings in Rosewood. I responded to our coordinator and said I would drive out there and let them in. When I arrived, I met a girl named Heather and her two friends Ryan and Sarah. She was a first time buyer and didn’t know a lot about what the process looked like. I showed them the condo but also asked them if I could explain how the buying process worked. I explained to them the difference between a listing agent and a buyer’s agent and told them the benefits of having a buyer’s agent represent them. Heather immediately agreed that she wanted an agent to represent her and help her find what she was looking for. She also agreed that she wanted me to be that agent!
As we looked at some condos I asked her what she was looking for and what her price range was. We soon came to the conclusion that although she felt limited to looking at condos, there were tons of houses out there that she could afford. After that day we never looked at another condo and began looking at houses. Soon after we began looking, Heather’s boyfriend Ronny joined the process. They had decided they would live in the house together. They ended up finding a 3 bed, 2 bath house in Rosewood and we put an offer on it. It took about a week for them to get a response back from the seller and his agent. That was a red flag to me right off the bat, but they decided to keep moving forward. Inspections came and went and we submitted a repair addendum because of the long list of items that needed to be addressed based on the inspectors’ recommendations. This negotiation process went back and forth for a while and eventually ended with Heather and Ronny backing out of the contract due to the seller’s inability to negotiate fairly. Heather and Ronny felt like the whole process had been very stressful and that the seller and his agent were being very difficult to work with. In the end, they felt that they couldn’t trust the seller or his agent and I got them out of the contract.
Obviously, they were upset and a little defeated. We took a couple days to regroup and started looking again. This time they wanted to start looking in the West Columbia area. After about a week of looking, they found a 3 bed, 2 bath house in West Columbia. We put an offer on the house and got a counter, Heather and Ronny agreed to accept the counter offer and just like that they were back under contract! This process was a lot smoother and more fun. The seller and his agent were great to work with and very diligent as were we. Inspections revealed that the roof needed to be replaced so we were able to negotiate a brand new roof being put on the house! A couple weeks later we found ourselves sitting at the closing table. Ronny seemed a little bit reserved and nervous at the closing table, but I didn’t really think anything of it. I handed them the keys and congratulated them on their new house. I told them I would stop by in the next couple hours to snap a picture of them at their new house. When I stopped by I found out why Ronny had been so quiet at the closing table. He had proposed to Heather on the front steps of the house before they walked in! He pretended to drop the keys on the ground before walking in and then took a knee and put a ring on her finger.
Heather started out this whole process in hopes of getting a small condo in Rosewood and a couple months later ended up with an awesome house in West Columbia, a brand new roof, AND a fiancé! Having a realtor helped both Heather and Ronny to realize what they truly wanted and what was truly possible. In the words of Heather, “I am confident in saying that without Michael’s assistance, we would not have found the home we desperately wanted and would still be renting an apartment.” Seeing houses, negotiating contracts, and fighting for my clients are all parts of my job that I love, but building friendships with my clients and getting to be a part of awesome stories like this are why I love my job as a Realtor.
