Need to sell first? Search for homes

Our 6 Stages of The Buying Process:

If you're considering buying a home, it's essential to understand how the overall buying process works. Your ART of Real Estate Buyer's Agent will spend time with you to carefully explain the stages of the home buying process. Here is a quick overview for what to expect:

Stage 1 | Initial Consultation

Start the Conversation.

Find a reputable agent, that knows the market, to have your initial consultation. Utilize this time to discuss your needs and wants and analyze your resources.

Having the right buyer's agent will make the rest of the process a whole lot easier; at no cost to you.

How do you find a reputable agent?

Research a couple of local agents by visiting their website, reading their reviews, and scheduling interviews.

Stage 2 | Getting Pre-qualified

Know Your Budget.

Select a lender & obtain a pre-approval letter. The lender will help us gauge your buying power. We need to make sure that we are looking at homes you are comfortable with and able to purchase. This is an essential step to the buying process and a precursor for a successful transaction.

Stage 3 | Finding Your Home

The Fun Part Begins!

Your agent will schedule and show you homes based on the criteria you have established. The more precise and direct you are with them, the more successful your home search will be.

Once you have found the home that you wish to purchase, they will do the necessary research to help you structure an effective offer.

Stage 4 | Going Under Contract

Going After Your Dream Home.

When you’re ready to make an offer, your agent will present a written offer to the seller. And while everyone loves getting their offer accepted right away, the seller could come back to us with a counter offer, or reject your initial offer all together.

We’re happy to walk you through each of these possibilities and exactly how to handle them. Once the offer is accepted, it’s time to get your financing in order and move forward to the next step!

Stage 5 | Inspections + Details

Acceptance, Appraisal, and Inspection

The sellers accepted your offer, and the home is going through appraisal and inspection. The appraisal guarantees that the price of the property matches the condition of the property while the inspection makes sure that everything in the home is functioning properly and there are no major issues inside.

These are the last steps before the shiny keys to your home are placed in your hand... for good!

Stage 6 | At The Closing Table

Closing Day!!!

Get excited because it’s time to close on your home! This process includes going through all of the final paperwork and signing your name (a lot!). Don't forget to bring all of the paperwork you’ve collected along the way and your down payment.
