January, the forgotten month in real estate. I tell you what, I am not sure if real estate agents can decide between January or August for the worst months for their business. Well I can tell you that January is not it. 

Here's why.

The Break is Over

The world starts thinking about buying a home again the day after New Years, it's almost like the idea of buying a home took a break since Thanksgiving and was allowed back in the brain on New Year's Day.

Timing is Key🔑

The majority of real estate agents think January is bad for sales, and it is. Nobody really closes in January. But if you listed your home in January, and factor in a 30 day on market average, plus a 30-45 day closing calendar, you are well into March. And guess what? March is great for sales. Check out the chart below.

Be Ahead of the Game

You beat the rush of other competition trying to sell their home in the spring. Since people think January sucks for listing your home, they wait until March to list their home...with everyone else. The cool kids get picked to dance first. Unless your home is a cool kid you could be on the sidelines swaying to the music “all by myself”. Always choose the months with the least competition. 

When it comes to selling your home it pays to be strategic and to listen to true professionals. Real Estate can be a nasty game of “telephone” where one agent passes down a misconception to the next and so on, until the public thinks its the true.
